Our condominium units are sold with 30+30+30 year leashold on the land. The land is owned by the development company.

Under Thai law, leasehold is a very secure way of ownership for foreigners, with rights and obligations for both lessor and lessee clearly defined in the lease agreement.

49% to foreign investors with 100% freehold are an available option offered on a first-come-first-served
basis with additional charge of 800,000 Th.Baht.

In Thailand, there are three types of land titles.

1. CHANOTE
A plot that is GPS plotted and marked with numbers against the National Survey Grid and has an exact, unquestionable boundary.

2. NOR SOR SAM GOR
A Nor Sor Sam plot is cross-referenced to a master survey of the area. This can be marked out but until it has gone through the process to become full Chanote, is not exact.

3. NOR SOR SAM
Is measured only in relation to it's neighbouring plots, therefore is not as accurate as Nor Sor Sam Gor or full Chanote land title.

Tranquility Bay Residence land is all full Chanote.
